Free Home Valuation · Los Angeles & the Valley

What is your home actually worth?

An algorithm has never walked your street, seen your remodel, or watched three homes on your block sell over asking. Daniel Smith has. Get a hand-built valuation from a local REALTOR® — the real number, and the pricing strategy behind it.

Tell Daniel about the home. He'll do the homework.

Two minutes on this form replaces hours of guessing at online estimates. Here's exactly what happens after you send it:

  1. 1
Daniel pulls the real compsRecent closed sales near your home — matched on beds, baths, square footage, lot, and condition, not just distance.
  2. 2
Your upgrades get countedRemodeled kitchen, new roof, ADU, pool, solar — the details algorithms miss are priced in by hand.
  3. 3
You get a number and a strategyA value range, the list price Daniel would recommend, and what to fix (and skip) before selling — within 1 business day.

Not selling soon? That's fine — most people request a valuation 3–6 months before they list, just to plan. There's no pitch attached and no obligation, ever.

The honest truth about online estimates

A Zestimate is a starting point. It's not a price.

Automated estimates are built from public records and averages. They've never seen your home — and in Los Angeles, where two houses on the same street can sell $200,000 apart, the details are the price.

What the big websites give you

    • Uses tax records that are often wrong on beds, baths, and square footage
    • Can't see your remodel, your views, or your deferred maintenance
    • Averages your whole zip code — mansions and fixer-uppers together
    • Doesn't know a home two streets over just sold over asking
    • One number, no explanation, no strategy

What actually moves value in LA

Four things separate the homes that sit from the homes that spark bidding wars — and none of them show up in an algorithm.

    1 · Micro-location

The right side of a busy street, a quieter block, a better school boundary, a flatter lot. In LA, value can change from one block to the next — Daniel prices the block, not the zip code.

2 · Condition buyers can feel

Kitchens and primary baths move money. So does deferred maintenance — buyers discount hard for roof, sewer, and foundation question marks, often more than the repair would cost.

    3 · Space that works

An ADU, a converted garage done with permits, a real home-office setup, usable flat yard. Flexible space is what LA buyers pay premiums for right now.

4 · The competition this week

Your price competes against the homes a buyer tours the same weekend. Daniel checks what's active, pending, and just sold around you before naming a number.

    What's inside your valuation

  • Your value range — a realistic low-to-high based on closed comparable sales
  • The comps, shown — the actual nearby sales used, so you can see the math
  • Recommended list price — and the strategy behind it: price to spark competition, or price to hold firm
  • Prep priorities — the few fixes that return more than they cost, and the ones to skip
  • Net estimate — roughly what you'd walk away with after typical selling costs
  • Timing read — how your neighborhood is moving right now, and whether waiting helps or hurts
  • Sprawling modern Calabasas-area home with a large lawn photographed at dusk

    Before you list

Six small moves that protect your price

You don't need a renovation to sell well. These are the high-return basics Daniel walks every seller through — your valuation includes the ones that apply to your home.

    01

    Fix the first 30 seconds

Curb appeal, a clean entry, working lights. Buyers decide how they feel about a home before they reach the kitchen.

    02

    Handle the scary stuff early

Roof leaks, sewer issues, unpermitted work — surfacing them early with a plan beats a price cut mid-escrow.

    03

    Declutter to square footage

Rooms photograph bigger and feel bigger with less in them. You're selling space, not furniture.

    04

    Paint where it counts

Fresh neutral paint in the main living areas is the cheapest value-per-dollar move in the business.

    05

Price for the first two weeks

Your home is worth the most attention the day it hits the market. The right opening price creates urgency — chasing the market down doesn't.

    06

Get the number before the work

Request the valuation first. Some "must-do" projects don't move your price at all — find out before you spend.

    Good questions

    Valuation FAQs

    Is the valuation really free?

Yes — completely. No cost, no obligation to list with Daniel, no pressure call afterward. You'll get your report and a chance to ask questions. If you decide to sell, he'd love to earn the listing; if not, the number is yours to keep.

How is this different from a Zestimate or Redfin Estimate?

Those are automated averages built from public records — they can't see your remodel, your lot, or your street. Daniel's valuation is a comparative market analysis (CMA) built by hand from recent closed sales that actually match your home, with adjustments for condition and upgrades.

    Is this an appraisal?

No. An appraisal is a formal report by a licensed appraiser, usually ordered by a lender. A valuation/CMA is a REALTOR®'s pricing analysis — it's the right tool for deciding what to list for, and it often lands very close to appraised value because it uses the same comparable-sales method.

Do you need to come inside my home?

Not for the first valuation — the form plus public records and photos is enough for a solid range. If you're getting serious about listing, a quick walk-through sharpens the number and the prep list.

How fast will I get it?

Within 1 business day. If you're on a deadline — a job move, a purchase contingency, an estate timeline — call 310-570-3057 and Daniel will prioritize it.

    What areas do you cover?

Los Angeles broadly — the Valley (Calabasas, Woodland Hills, Tarzana and beyond) through the South Bay and across the city. If your home is outside Daniel's day-to-day coverage, he'll tell you honestly and can refer a strong local agent.

I'm buying, not selling — can Daniel help?

Absolutely. Daniel helps first-time buyers across LA, including down-payment assistance programs. Start on his first-home page: soldbymrsmith.com/first-home — or just call 310-570-3057.
